Full Service Property Management
As independents the Property Management Team focuses on the “personal touch “with quality service rather than volume. Service is provided at different levels depending on client preference. Services can range from minimal intervention with extensive Landlord participation to maximum services including maintenance proposals for large projects and financial reports.
Packages Include
Package #1 (Mini Manage):
Lease, Collect Rent/minimal coordination:
· Collect rent forward checks to LL less management fee
· Visual evaluation of exterior condition of property (yearly)
· Field complaints from Tenants & coordinate maintenance, repairs (schedule repair date between tenant & vendor) no purchases such as replace appliances etc. forward vendor to tenant for coordination.
· Forward billing for services to Landlord or advanced payment by check. Landlord pays bills directly.
· Not included: Trust Account; Income or Expense Reports; collection for NSF; Eviction services.
Package #2 (Moderate)
Lease, Collect Rent/ median coordination:
· Maintain Trust Account.
· Collect & clear rent checks through Trust Account, Deduct PM Fee & send check to LL (collection process for NSF).
· Field complaints from Tenants & coordinate maintenance, repairs & purchases such as price & replace appliances etc. Provide access for vendors as required.
· Maintain agreed upon balance in Trust Account for payments of services (i.e. gardener, utilities, repair services).
· Pay utilities & maintenance invoice through Trust Account (excluding mortgage & taxes).
· Visual evaluation of exterior condition of property (semi-annually).
· Provide yearly income & expense reports (Invoice back-up copies provided upon request).
· No bids for major repairs or remodel.
· Post & mail 3 Day Notice to Quit (if required).
Package #3 (Maxi Manage):
Lease, Collect Rent/ maximum coordination:
· Maintain Trust account.
· Collect & clear rent checks through Trust Account deduct PM Fee & send check to LL.
· Collect rents, post 3 Day Notice to Quit - Manage eviction process through selected Eviction Company.
· Visual evaluation of exterior condition of property quarterly, interior yearly.
· Field complaints from Tenants & coordinate maintenance, repairs, projects & purchases i.e. appliances, roof etc.
· Maintain Trust Account; provide monthly / quarterly/yearly reports of income & expenditures (as required).
· Pay all bills utilities, maintenance & repair invoices including mortgage, taxes & insurance, maintain backup document copies.
· Maintain agreed upon balance in Trust Account for payments of services (i.e. gardener, utilities, repair services).
· Get bids for required services and major repairs.
· Provide all access and oversight for vendors, contractors or designee of LL.
